Project overview

Develeco is providing project and construction management for a 142-studio student accommodation development on Agard Street in Derby. The scheme was acquired part-built, and Develeco supported the client through detailed pre-purchase due diligence, producing a comprehensive risk register covering cost to complete, programme, contractual liabilities, design compliance and outstanding building control matters. This gave the client a clear understanding of the risks and financial exposure before committing to the purchase. Following acquisition, we are coordinating the works from structural alterations through to the finished, fully furnished studios. This includes resolving a substantial schedule of outstanding building control comments, closing out fire protection, MEP and certification matters with the design team and specialist consultants, and managing compliance to protect the asset's long-term value and future saleability. We are also coordinating the transfer and completion of existing sub-contract packages, ensuring accountability and warranties are secured across the supply chain. Throughout, we are managing programme, cost and quality across the build to deliver well-specified, lettable accommodation ready for occupation.
